Planning Applications for Monday, November 26th, 2018

7:00 p.m. - COA 20-18, Zavaros & Ripley - 43920 Talbot Line

Background: - The applicants are proposing to enlarge the existing detached garage located on the subject lands through the construction of an addition, substantially as shown on the site plan accompanying the subject application.

Requested Variances: - (i) To permit a garage addition a minimum of 33.79 feet (10.3 metres) from the front lot line, whereas Subsection 8.3.1.8.1 of the Township of Yarmouth Zoning By-law No. 1998, as amended requires a front yard setback of 65 feet (19.81 metres).
(ii) To permit a garage addition a minimum of 3.28 feet (1.0 metre) from the easterly side lot line, whereas Subsection 8.2.1.7.2 of the Township of Yarmouth Zoning By-law No. 1998, as amended requires a side yard setback of 15 feet.
(iii) To permit eaves and eavestroughs to project up to a maximum of 0.75 metres (2.46 feet) into any required yard in an Open Space Zone, whereas Subsection 7.2.2 of the Township of Yarmouth Zoning By-law No. 1998, only permits eaves and eavestroughs to project up to a maximum of 0.75 metres into any required yard in a Residential Zone.

No correspondence was received and no one had objections with this application.

The Requested Variance was granted.
